Auction Update #2

Holub Real Estate's approach to selling real estate is to always do it in a manner that follows common sense and provide the most accurate and detailed information that can be provided.  In the past days, that remains true as we continued to investigate the documents and legal access for the property located at 0 Kenyon Island Rd that is currently in the online bidding process.  Based on that research the following updates have been made.

1)    Holub Real Estate has located the existing survey and field notes from 1991 and have adjusted the aerial map originally provided on Aerial Map.  Please note that the aerial map is only provided as a reference and the survey and field notes will serve as the legal document that will be used to convey the property at closing.
2)    It was originally represented by Holub Real Estate that the current owner had permission to use the levee on the eastern boundary to access the eastern portion of the 150 +/- acres.  That was NOT correct and the current owner DOES NOT have that right.  Though the neighbor has allowed "conditional" access when needed in certain situations, ingress and egress access is not allowed. All access to the 150+/- acres will follow the levee on the western and northern boundaries.  Holub Real Estate will continue to research these issues and will provide any further updates, but for the purpose of the new auction end time of May 31st at 5pm these are the terms that will be followed. If you have any issues with these updates or any of the terms and conditions of the auction we advise you to consult your attorney.
Duck hunter's & fisherman's paradise! 150 acres on Mission Lake near the estuary of the Guadalupe River & San Antonio Bay. Privately owned duck hunting land/lake, & magnificent San Antonio Bay fishing! The brackish water hosts phenomenal salt and fresh water fishing;  species include: catfish, redfish, trout, & flounder! Thousands of species of waterfowl inhabit the mid-Texas coast in the fall & winter & provide ample opportunity for the outdoorsman. The marshland provides excellent food sources for waterfowl and alligators, & includes an ideally-mixed habitat of deep & shallow waters, with scattered tall reeds for natural camouflage. Levees and gates offer the ability to raise & lower water levels for wetland management & hunting preferences. Deer, hogs, coyotes, & bobcats also call this land home. Property is accessed by a levee road system and was once a part of the Kamey Island Hunting Lodge. Build a cabin with a boat slip at the property entrance!
